Central Virginia Housing Picking up Steam....

This is very good,  The low rates and tax incentives are working..We are seeing a much busier month than previousFor any one that had "thought" of buying, get busy and do it..,before the homes start jumping in price. When the economy picks up along with housing, we should see increases in prices.. There are foreclosures out there, and for a while, we will keep seeing them. One reason, is the lenders have prolonged taking many of them back.. There are homeowners that are far behind in their payments.. Lynchburg, Va --Real Estate Market

 

It is a very good time to buy and sell here in our area.. Yes, there are some foreclosures, but not the mass as in other areas.  With that said, there are some very good buys.  My thoughts are, the market will turn around, and those that can afford to pick up some good buys now, and hold on for a little while, will have some good equity .  This area has not been hit near as hard as other areas such as the northern Va market , Florida, California, etc.  Our area is still conservative and did not see the drastic increase in price like those others did.l  With the 5 colleges here in Lynchburg, and all the industries, we are still moving homes.

Investment properties, I feel, will be a great tool to have in ones tool box  for retirement.  You can always rent properties.. !! This can be a great income for us in our "older" years.. As always, buy wisely, call me..

Our Market is steady here in Lynchburg, and increasing on average,each year.  We have constantly had to

answerquestions about the "bad" market.   First of all, there is no National Market. Each area is unique and

a market in itself.  Granted there are some areas with an abundance of foreclosures.  They seem to be the ones that felt the quick upward surges inprices from 2000 to 2005. Lynchburg has been relatively steady. We did see a very good appreciation in 2005, but not a surge as in Northern Virginia, California, and resort areas.

We have many industries here that are doing well , along with 5 colleges. The colleges are bringing many students, along with their parents and grandparents...Statistics have stated too, for many years, that central Virginia is one of the most affordable in the state !!  Also offering the 4 beautiful seasons, Mountain Views, Skiing in Wintergreen, and of course the Gorgeous Smith Mountain Lake less than an hour drive. The area also provides very good hunting for those avid hunters..
